We provide a service that includes defining the brief with the client, planning feasibility, design, planning applications and appeals, liaising with a quantity surveyor or builder for budget costing and cost planning, producing construction details, liaising with structural engineers, mechanical and electrical engineers, building regulations application, producing a schedule of works, contractors tendering, organising a building contract, building contract administration, party wall matters, interior design, liaising with landscape architects for external works such as hard and soft landscaping proposals.

To obtain Building Regulations approval the builder can start work on a Builders Notice but it is better to obtain Building Regulations approval (full plans) before the builder starts work on site. For Building Regulations approval (full plans) construction details should be drawn and electrical, drainage, plumbing, space heating, structural information, thermal insulation, acoustic insulation, fire protection, ventilation etc. provided. Quite often Thames Water approval is required for building near or on a sewer. The client has a choice of using the local authority building control department or a private approved building control inspector.

We undertake feasibility planning works with the client that involve the local authority planning departments at an early stage. For example compiling information for pre-application planning meetings. This ensures the future viability of the project. The client is advised what type of planning application is required eg. Permitted Development, Planning Permission, Listed Building Consent, Conservation Area Consent, Change of Use, Approval of Planning Conditions etc. There are many types of planning application depending on the project. We only go ahead with a project when there is positive feedback from the local authority planning department. This ensures that the client does not waste time or money.

Established 1985, Szarowicz Architects have now changed their name to Greenwich Architects. Our expertise includes all aspects of architectural projects from feasibility planning to design and project management. We are a small friendly practice committed to excellence in design and implementation in all projects that we undertake. Clients enjoy a one-to-one contact from the inception to the completion of a project. The cross-section of our work includes residential new build and renovation, pub renovation, school projects, shops and offices, restaurants. We have links with the award winning architectural practice INARKO in SW Poland and we have completed a number of projects in France. The bulk of our work is the renovation of housing. Refer to the Programme of Works that outlines the procedure of projects we follow with the client.
